Location and access

Susana Heights is in Muntinlupa City, at the southern gateway of Metro Manila, and Susana Heights Village sits right beside the South Luzon Expressway’s own Susana Heights exit. The Muntinlupa–Cavite Expressway is about 2 km away and Daang Hari about 5 km, so residents can reach both the business districts to the north and Cavite, Laguna and Batangas to the south without passing through busy city streets.

Everyday needs are within a short drive: Asian Hospital and Medical Center is about 6 km away and Madrigal Business Park in Alabang about 8 km. Families can choose from PAREF Southridge School (11 km), De La Salle Santiago Zobel (12 km) and Brent International School (16 km), and golfers have The Palms Country Club (6 km), Alabang Country Club (8 km) and Manila Southwoods (9 km) nearby. Makati and Bonifacio Global City are about 22 km away and the Mall of Asia Complex about 25 km. The south is also set to benefit from projects such as the North–South Commuter Railway, the Cavite–Laguna Expressway, the LRT-1 Cavite Extension and SLEX Toll Road 4.

The village and the lots

Susana Heights has been a residential community since the 1970s, and Susana Heights Village is its established, low-density core. The village covers 104 hectares and offers build-ready residential lots of 500 to 900 sqm, a size that is increasingly hard to find in suburban Metro Manila. The land sits 30 to 55 metres above sea level, and lots are grouped into park-facing lots, prime lots and ridge lots; the developer’s brochure lists 167 lots in its available inventory. The main road, the 25-metre-wide Susana Avenue, is lined with mature trees and is being repaved and lit.

The existing amenities are being renewed: the main clubhouse with its lounge pool and kids’ pool, the covered basketball court and the outdoor playground. New facilities are being added: a Wellness and Lifestyle Pavilion with a ±600 sqm full-size, air-conditioned indoor basketball court with Taraflex flooring, a ±110 sqm fitness gym and a social hall for 100 to 180 guests; a covered tennis pavilion with two courts, a residents’ lounge and changing rooms; a pocket park; a chapel; and new admin offices.

The Susana Heights estate plan

Susana Heights Village is part of the 284-hectare Susana Heights estate, planned for residential, commercial and civic use, where SM is investing an initial ₱25 billion. Along Susana Avenue, new luxury residential villages are planned, including one with larger lots of 700 to 1,100 sqm. Two retail destinations will serve residents and neighbouring communities: North Plaza, an 8,000 sqm town square near the SLEX exit with specialty dining, artisanal shops, a grocery and services such as banks, a salon and clinics, designed by Greener & Partners; and South Plaza, a 6.2-hectare commercial and civic complex master-planned by Perkins&Will. Inspira Design Core is responsible for the estate’s landscape design.

Development progress

The SM Group relaunched Susana Heights Village in late 2025, and infrastructure works are in full swing: new signage and environmental panels, asphalt overlay and street lights on the roads, a new estate guardhouse and a supplementary perimeter fence. The developer’s timeline puts the estate entry signage, new guardhouses and interchange landscaping in Q2 2026; Susana Avenue repaving, the basketball court canopy and the clubhouse renovation in Q3 2026; a visitor experience centre in Q4 2026; the neighbourhood retail groundbreaking in Q1 2027; the indoor basketball court, gym and social hall in Q2 2027; Susana Avenue street lighting in Q3 2027; and the village chapel in Q1 2028. Our take

Susana Heights Village is for buyers who want land rather than a unit. Families who want to build their own house on a generous lot, without moving out to Cavite or Laguna, get 500–900 sqm lots inside Metro Manila with expressway access at the gate. Professionals working in Alabang, Filinvest City or Makati get a quieter, greener address with a direct SLEX exit. And long-term investors get an early entry into an estate that SM is committing ₱25 billion to transform.

What stands out for us is the combination of a mature community with established streets and neighbours, lot sizes that are now rare in the metro, and the backing of the country’s largest property developer, which tends to bring retail, roads and maintenance with it.

Things we would check before reserving:

  • Price per square metre. Ask for the official price list and work out the price per square metre of the lots you like. Compare it with resale lots in other southern Metro Manila villages, and with the ₱30,000–₱72,000 per sqm that Colliers cites for premium lot-only projects in Cavite and Laguna.
  • Total budget. A lot this size is only the start: the contract price adds 12% VAT and other charges of about 5%, and then comes the cost and time of designing and building the house. Ask about the village’s design guidelines, height and setback rules, and any deadline to start construction.
  • Title and permits. Ask for the title status of the specific lot and the DHSUD License to Sell, and check which lots are newly offered by SM and which are resales from existing owners.
  • Running costs. Ask for the monthly association dues and what they cover, especially as the clubhouse and new facilities open.
  • Location within the village. Lots are classed as park-facing, prime or ridge lots and differ in street, frontage, elevation and distance from the entrance and the planned North Plaza. Visit at different times of day before you choose.

Bottom line: if you want a large lot in an established Metro Manila village with SM’s investment behind it and a long holding horizon, Susana Heights Village is one of the most interesting land offerings in the south. If you want a ready home or the lowest land price per square metre, a house-and-lot or a lot in Cavite or Laguna will cost less.
