Location and access

Sondris rises on Arnaiz Avenue in Legazpi Village, in the southern part of the Makati Central Business District. Greenbelt is about 300 m away and the Asian Institute of Management about 400 m, so offices, restaurants and malls are within a short walk or drive. Arnaiz Avenue gives quick access to EDSA and the Skyway, linking residents to the other business and lifestyle districts of Metro Manila.

Daily needs and green space are close. Greenbelt Park, Legazpi Active Park and Washington SyCip Park are all within 800 m, and Ayala Triangle Gardens is about 1.1 km away. Glorietta and Makati Medical Center are about 1.2 km away and SM Makati 1.5 km. Families will note Assumption College San Lorenzo at about 800 m and Colegio San Agustin Makati at about 2 km. (Distances are by car, as published by the developer.)

The building and the units

Sondris is a 37-storey residential tower with 252 homes, designed by the international architecture firm AEDAS and inspired by Japanese ideas of balance and long-term value. The layout is low-density, with only six to ten units per floor, and every unit is planned for natural light, ventilation and flexible use. The glass ratio of the building envelope is kept to 27%, with double-glazed windows, to balance daylight and indoor temperature.

There are four unit types. One-bedrooms of 46–61 sqm include a daybed nook. Two-bedrooms of 91–114 sqm and three-bedrooms of 135–137 sqm add the Sun Room, which turns the balcony into an enclosed space for privacy and sunlight. Two-bedrooms and larger also have double vanities, and three-bedrooms and Garden Units get sintered stone kitchen counters. The Garden Units of 180–230 sqm combine generous indoor space with a private outdoor area. Units come with modular cabinets, split-type air conditioning, an electrical provision for a dishwasher and a fresh-air system, and buyers choose one of three interior themes: Timeless and Transitional, Modern and Industrial, or Formal and Serene.

Shared spaces centre on wellness: a 25-metre heated saltwater lap and leisure pool with a poolside lounge, a fitness centre, steam and sauna rooms, the Potager Garden, children’s play areas and, at the top of the tower, the Sky Terrace, Sky Lounge and a landscaped roof deck facing San Lorenzo Village and the Makati skyline. Six podium levels, entered from Benavidez Street, hold the parking, with EV charging provisions, bike racks and a bike-friendly elevator. A retail promenade with al fresco dining runs along the ground floor.

Sustainability and wellness

Like every Arthaland building, Sondris is going for several green and wellness certifications at once: LEED (Gold), WELL, EDGE and BERDE. The developer’s targets are at least 40% energy savings from the efficient envelope, air-conditioning and lighting, and at least 20% water savings from low-flow fixtures, with rainwater collected for the landscaping. A Dedicated Outdoor Air System supplies filtered fresh air to the indoor amenities, MERV-13 filters are used, carbon monoxide monitors are installed in the kitchens, and building materials are low-emitting and non-toxic. For owners and tenants this should mean lower utility bills and better indoor air, not only certificates.

Construction progress

Arthaland and Mitsui Fudosan (Asia) announced their joint venture in January 2026 and launched Sondris in March 2026. The groundbreaking was held on 17 June 2026, and the developer says construction is now under way towards turnover in April 2030. Our take

Sondris is aimed at buyers who want a top-tier Makati address rather than a starter unit. Three groups fit it best. Executives and professionals working in the CBD get a home within walking distance of Greenbelt and the Legazpi Village offices. Families upsizing to two or three bedrooms, or to a Garden Unit, get large layouts with a Sun Room in a building with only six to ten neighbours per floor, close to Assumption College San Lorenzo and Makati Medical Center. And long-term buyers who care about build quality and resale get a project backed by Arthaland’s green building record and Japan’s Mitsui Fudosan.

What stands out for us is the combination of low density, the Japanese partner and the location on the quiet side of the CBD, with open views over the low-rise homes of San Lorenzo Village from the upper floors. The interior themes chosen at purchase and delivered at turnover also save owners the cost and hassle of fitting out a new unit.

Things we would check before reserving:

  • Price per square metre. At the starting price of about ₱21.1 million, a 46–61 sqm one-bedroom works out to roughly ₱346,000–₱459,000 per sqm. Compare it with ready-for-occupancy and resale units in Legazpi and Salcedo Village so you know what you are paying for a new, low-density, green-certified building.
  • Timeline. Turnover is set for April 2030, so the payment period is several years and any rental income starts only after that. Ask for the current payment terms and any spot-cash or spot-down-payment discounts.
  • View and floor. The San Lorenzo Village and skyline views depend on the side and the floor. Ask which stacks face which way and how the price changes by floor before you choose.
  • Running costs. Ask for the association dues per sqm, which matter more in a building with a heated pool and many amenities, and for parking slot availability and price, and get both in writing.
  • Rental plan. One-bedrooms in this part of Makati rent mainly to executives and expatriates working in the CBD. Larger units are usually bought for living in, so plan on end-use or a long hold rather than quick rental returns.

Bottom line: if you want a new, well-built home in the heart of Makati with few neighbours per floor and long-term value, Sondris is one of the strongest pre-selling options in Legazpi Village. If your priority is the lowest price per square metre or rental yield, compare it with ready units in older Legazpi and Salcedo buildings first.
