Location and access

Liv sits on Katipunan Avenue in Loyola Heights, directly across from Ateneo de Manila University. Its signature feature is an exclusive bridgeway from the development to Ateneo’s Gate 1, so students can walk to class without crossing Katipunan Avenue, and parents can be sure their children reach school safely. The site also has access from two streets.

Public transport is close: LRT-2 Katipunan Station is about 1 km away, a Metro Manila Subway station about 3 km and MRT-7’s Tandang Sora Station about 4 km. Daily needs are covered nearby, with U.P. Town Center 1.5 km away, SM Marikina 3 km and Ayala Malls Feliz 3.6 km, and Quirino Memorial Medical Center 1.4 km away.

The building and the units

Liv North is the 46-storey residential tower of Arthaland’s Liv development, with 748 homes. Units range from studios to two-bedrooms, and each layout uses modular, adaptable design so the space can change with the owner’s needs, from focused study or work to family gatherings. Biophilic design brings greenery into the homes and shared spaces.

Shared spaces are planned around study, wellness and community: co-working areas and study nooks, the Visionary Hub retail podium, a fitness gym, a multi-purpose court, lap and kiddie pools with a lounge deck, a children’s playground, the Potager Garden and a rooftop for evening gatherings.

Sustainability targets

Arthaland says its whole portfolio is certified sustainable, and Liv targets four certifications at once: LEED, WELL, EDGE and BERDE. The developer’s published targets for Liv are 20% water savings and 40% energy savings, which also mean lower utility bills for owners and tenants.

Construction progress

Construction is under way: Arthaland broke ground on Liv in April 2026, and the latest progress update is from September 2026. In April 2026 the developer also reported that sales of Liv North were close to 50% since launch. Ask us for the latest construction photos and the units still available.

Our take

Liv North makes the most sense for three kinds of buyers. Parents of current or future Ateneo students get a private bridgeway to Gate 1, so their children can walk to class without crossing Katipunan Avenue. Investors get a location where rental demand comes from students, faculty and young professionals rather than a single employer. And end-users who watch their running costs get Arthaland’s green building approach, which should show up as lower electricity and water bills, not only as certificates on the wall.

What stands out for us is the combination: the Ateneo connection, LRT-2 Katipunan about a kilometre away, modular layouts that work for a student today and a young couple later, and shared study and co-working spaces that fit how people in this area actually live.

Things we would check before reserving:

  • Price per square metre. At the starting price of about ₱8.3 million, a 24–29 sqm studio works out to roughly ₱286,000–₱346,000 per sqm. Compare it with ready-for-occupancy and resale units nearby so you know what you are paying for the bridgeway and the brand.
  • Timeline. Completion is set for July 2031, so the payment period is long and rental income only starts after turnover. Ask for the current payment terms and any spot-cash or spot-down-payment discounts.
  • Availability. Arthaland reported sales close to 50% in April 2026. Ask which unit types, floors and views are still open before you set your heart on one.
  • Running costs. Ask for the association dues and for parking availability and price, and get both in writing.
  • Rental plan. Student demand follows the school year, so plan lease dates around semesters. Arthaland also offers move-in-ready interiors with CWC Interiors, which can help a unit rent faster.

Bottom line: if the Ateneo connection and lower long-term running costs matter to you, Liv North is one of the strongest pre-selling options in Katipunan. If your only goal is the lowest entry price, compare it with older condominiums along Katipunan and Aurora Boulevard first.
